I'm looking to build a double garage, round about 6m x 6m. My mate has just had one built for around 10k with him doing hardly anything.

I'm hoping to do it more myself and just getting a bricky in to do the bricking bit. I should be able to do the rest...........hopefully if I cash all my favours in.

Has anyone done anything like this and willing to give me some advice or rough costs ??

I know it's a bit of a weird ask in this section of the forum but knowing how friendly everyone is on here, I thought it's worth the ask. After all, it's to keep my bikes in !! :D

dare say there's a heap of advice out there on the internet.
dont forget to put the ground anchor in when you pour the floor in ;)

10k is cheap for a free standing garage of that type, especialy if its an apex tiled roof and double skin walls

conc base cost is around £1200 for that size alone in conc and labour if a raft foundation is suitable

cheaper to do a brick front and dash/ render the rest

2 doors will be around £1200 for standard non electric fitted


a 6x6 will usually need planning and building regs , so single skin will be a no no :smokin:

Dude the king is right need planing and building regs for 6x6
they are about £250 each to apply in most areas if you keep
under 25msq shouldn't need ethier then can get away with
single skin with piers if your flat roof it save grand too
if you do alot of work can't see why you can't do it for around
the 6-7 grand mark

Me and my brother built mine (9x4 tandem) at an approx cost of £3500. We did everything from digging out to roofing and finishing touches. Only things we needed to buy in were ready mixed concrete for the base,roof trusses and other materials, we did all the labour ourselves but we did need a few mates to help with the barrowing for the base! Price includes a remote roller shutter door windows and side door. Like KK states you will need planning permission and a few visits from building control. Hope this helps, Bri.

make sure its under 70CU mts and 4Mtr in height

Also needs to be 20 lin mtr from main road to reduce chance of needing planning etc, plenty of advice on the net ... google garage planning requirements for more info

just because you need building regs, it doesnt rule single skin construction out... ...single skin with piers is acceptable.

from a cost point of view,,, shop around.. or try a post on mybuilder.com... ( follow up the references tho ) people are falling over themselves to get work at the moment and you may drop lucky on a site bricky that hasnt worked for a while, if i had a quid for every tradesman that rang me asking for work since the turn of the year - i could retire!...well... not quite but you get my drift

Make sure you put a damp proof membrane under the floor. Build the ground anchors in so you dont breach the membrane at a later date.

Run a duct to the house for water/alarm/phone so at least its easy to fit later.

I would avoid a flat roof for two reasons - more storage and less maintenance with a tiled roof.

and under floor heating while your at it cause your gonna be in there all the time especially when ure mrs boots u out the house for spending her holiday money on a garage:D
prob a bed and sofa too and ure sorted!;)

Think security, think more security, think maintenance, think insulation if you want to work in it during the winter - or you don't want all your kit to rot, think services (electricity if you want lights and to use power tools & maybe water).

30m² or less and you won't need building reg's, you ought to be able to avoid planning if you can keep the ridge below 4m, and are building 5m from your property and 20m from the road.

Best double check with your local authority though; we are having some real grief with planning departments at the minute, in the last 12 months they seem to have become extremely anal :rolleyes:

At 6m wide though, you'll get a pitch of about 27.5° with a 4m ridge, which will limit your options for roofling materials. We'd often pitch the main roof over say 4.8m and have the final 1.2m at a reduced eaves height, so lower at the back, but high enough to get the front of your car etc under.

Our buildings are oak framed, if you fancy going a bit showbiz :D

depends on what you want and how much you want to spend you could go for a cocrete sectional building just google that and it will give you suppliers in your area ,but as a guide a 7mt x 3 mt apex roof construction assembled to a prepared over site concrete base is around 2.5 k all sorts of finnish brick in most colours pebble dash ,plain so you can paint , you don't need to spend 10k + unless you want to put your granny in it

Wahoo...drawings are in progress...!!

Just had the architect round and told him basically what I want, he recommended double skinning it, i.e. house brick exterior and block interior.
I'll have to see with the cost of that, but he said it'll not get damp and be better overall.
Just getting a single door and a pedestrian door on the side, not sure on a window or not yet ?

Wifey wants a bog in there and washing machine & dryer. (so I'll be able to move in and do the ironing whilst looking at my bike)


I'll post some pics of the plans and progress as it happens.

Be sure to put the deeds in your name cos it looks like its where you will be living. Tricksey those women you know.

anti --- depending on where you are based, i may have a job for you -- oak framed carport ( with cladded sides) , cedar shingle roof etc etc... .. the job is in newcastle under lyme... pm me if you are interested.

This cost me £500, got most of the materials from someone in the trade. He is a construction manager and simply ordered a few too many. Don't get me wrong, I have cut many corners, I've even used scant where ever possible in the roof.
